My absolute go-to for Chinese sit down. The pork belly bowl is a dream. So are the BBQ buns. Must try spot.

Don't go if you expect prompt service. Waiter brought us warm water to drink and menus, then never came back. We finally left. To be fair, waiter was on his computer the whole time. Too bad.
